We have the best state-of-the-art paperless cloud-based business systems, and they are free for you to use to run your business.
We use Dotloop for our cloud-based transaction management system. We have a free transaction review professional reviewing your transactions every step of the way so when you close a deal, we can get you paid ASAP! This system and support are free.
We offer our agents a proprietary Knowledge database you can only find at Joe Herbert Realty. This cloud-based repository of 100s of training documents, forms, tools, letters, and presentations contains 18-years’ worth of content I have developed from my own highly successful sales business.
All these systems and content are in the cloud and can be accessed from a coffee shop or the comfort of your home. We teach you how to run a paperless, device-independent, and cloud-based business.
I can’t understand why some real estate brokers and franchises think they should be charging you to use their technology and charge you for training and coaching. You are their client, and they should be giving you these services and support for free.

This business is all about lead generation and follow up. We specialize in lead generation using numerous free and paid tools. We have the training you need to become a lead generation guru and manage your follow-up, so you close more deals.
LET’S TALK ABOUT COMPENSATION! This is my favorite part.
We have Erie County’s best agent compensation. You will receive more income at Joe Herbert Realty than any other brokerage in Erie County.
First let me say that we never charge you any fees. Many real estate brokers charge their agents desk fees, technology fees, franchise fees, document storage fees, transaction review fees, management fees, and fees for signs and lockboxes. They charge these fees regardless of whether you sell any real estate or not. Joe Herbert Realty does not charge their agents any fees ever. We have a vested interest in your success, so we only make money if you make money.
Our compensation is simple. You are on 60/40 GCI (Gross Commission Income) split until you give Joe Herbert Realty $18,000. When you bring a GCI check back to the office, you receive 60% of that check and Joe Herbert Realty receives 40%.
When the 40% of the GCI you share with Joe Herbert Realty reaches a total annual contribution of $18,000, for the remainder of the calendar year you keep 95% of your GCI money. There are no other fees before or after your annual income reaches our cap. I say it is your GCI money because you are the person doing all the work.
Based on the median sales price in Erie County of $160,000, it only takes 10 closed sides to get you to the 95% GCI income level. After approximately 10 closed sides at the median price of a home in Erie County, you receive 95% of your GCI for the rest of the calendar year.
To sum it up, we have no fees. NONE!
No Office fees – use our office anytime you want. It is always FREE.
No Desk fees - we have drop-in desks for you to use and it is always FREE.
No franchise fees – NONE!
No Management fees – NONE!
No Coaching fees – We coach, train, and support you for as long as you want, and it is always FREE.
No Training fees – We have great training and it is always FREE.
No Transaction Review fees – We review your paperwork throughout the transaction, and it is always FREE.
I am 100% confident, if you join the team at Joe Hebert Realty, I can get you to the $18,000 cap and get you to the 95% GCI income group, so you can enjoy a portion of your year keeping 95% of your GCI.
There is no way your broker should be taking 50% to 60% of your money all year long just to let you work under their broker license. If you worked at other local employers, would they be keeping 50% to 60% of your paycheck all the time?
